Sonoma County First-time Home Buyer Loans in 2023

Purchasing a home can seem like a completely overwhelming endeavor. After all, it is one of the most significant investments you can make, with numerous steps and requirements.

However, various types of loans are available to Sonoma County first-time home buyers who require assistance.

First-time home buyer loans:

The average down payment for a house in California is between 15% and 20% of the purchase price. If you can afford this price, you can get a conventional loan with a low-interest rate.

However, there is some first-time home buyer who doesn’t have this much money saved for a down payment. Fortunately, there are mortgage plans that have a low-down payment:

VA loan: Sponsored by the Department of Veterans Affairs, VA Loans are open to veterans, reservists, active-duty personnel, and surviving spouses and are one of the only options available for zero down payment loans.

FHA loan: Backed by the Federal Housing Administration, FHA loans are open to anyone, and while they require a down payment, they can be as low as 3.5 percent. Drawbacks include a slower loan process and the need to pay mortgage insurance for FHA loans.

USDA loan: Organized by the U.S. Department of Agriculture as part of its Rural Development Guaranteed Housing Loan program. USDA offers financing with no down payment, lenient requirements, and competitive mortgage rates.

Conventional 97: With Fannie Mae, you may qualify to borrow up to 97% of the value of your home, leaving you with only 3% to cover your down payment. This type of loan requires a credit score of 620 and higher, and at least one of the borrowers must qualify as a first-time home buyer.

7 Reasons to Own A Home

1. Tax benefits.
The U.S. Tax Code lets you deduct the interest you pay on your mortgage, your property taxes, and some of the costs involved in buying a home.

2. Appreciation.
Historically, real estate has had a long-term, stable growth in value. While home prices have appreciated nationally at an average annual rate between 3 and 5 percent, depending on the index used for the calculation, home value appreciation in different metro areas can appreciate at markedly different rates than the national average. Here in California, the average annual rate of increase is 4% and according to some experts and projected to rise on up to almost 7%.

3. Equity.
Money paid for rent is money that you’ll never see again, but mortgage payments let you build equity ownership interest in your home.

4. Savings.
Building equity in your home is a ready-made savings plan. And when you sell, you can generally take up to $250,000 ($500,000 for a married couple) as gain without owing any federal income tax. The only stipulation here is you must have lived in the home for two years out of the last five years.

5. Predictability.
Unlike rent, your fixed-rate mortgage payments don’t rise over the years so your housing costs may actually decline as you own the home longer. However, keep in mind that property taxes and insurance costs will likely increase.

6. Freedom.
The home is yours. You can decorate any way you want and choose the types of upgrades and new amenities that appeal to your lifestyle.

7. Stability.
Remaining in one neighborhood for several years allows you and your family time to build long-lasting relationships within the community. It also offers children the benefit of educational and social continuity.

House Design May Change Due to a Single Word

There’s news in the world of house design—for a change!

 

Those who keep in touch with the house design innovations that Sebastopol buyers are currently favoring know one thing is for certain: they don’t change overnight. True innovations are rare.

 

Fads occasionally come and go (remember “industrial décor” and barn door sliders?)—but by definition, fads don’t wind up making much of a dent in how most Sebastopol homes are built or remodeled. That’s a good thing: overexuberant style-chasing can be expensive to correct once a clever style has come and gone.

 

We bring this up because it looks as if there are a couple of interconnected house design ideas that look like they might be durable—and if so, Sebastopol home buyers and sellers will want to be aware of them.

 

 

First is a house design feature that’s gradually been working its way up in popularity: the ground floor master bedroom. A recent article in The Wall Street Journal pointed to the demographics that make this a house design winner. They call it “main-floor master bedroom”—but whatever you call it, the logic is irrefutable. As the number of America’s seniors grows, the practicality of easy access grows with it, gradually shifting from convenience to necessity.

 


The associated and more consequential design news is summed up in one word: flex. A flex room or area is one that has no designated purpose, but which can be configured and later re-configured to accommodate changing needs and lifestyles. Flex rooms are usually sited off the entry hall, near the main living space, generally close to a bathroom (“so they can easily morph into bedrooms”). They have ample electric wiring so they can become home offices or media centers. Or anything else, not yet anticipated.

 

Flex rooms used to be called “bonus rooms”—but that might be selling the innovative element short. To us, the term “bonus room” has always seemed like a luxury afterthought; a non-necessity. “Flex room” sounds active and dynamic—and valuable. In fact, the essence of the idea may be more of a marketing insight than design innovation. Whichever it is, it’s something Sebastpol sellers can appreciate for its practicality: potential buyers will tend to project their own needs into the space. As a house planner put it to the Journal, “When you name it ‘dining room,’ buyers will never get that out of their mind.”

 

In a wider sense, the “flex” idea is a reflection of 21st-century reality. At this point, we all understand that change is the most predictable element of our future. Having built-in flexibility in a home’s design is one way to assure that it stays in style—and also a way to ensure its lasting resale value. Maximizing that is our specialty—so be sure to keep our number handy!

Future Sebastopol Home Sales May Defy Assumptions

Many Sebastopol homeowners will be planning to list their properties this spring because it’s when future home sales would be expected to peak. Historically, at least, spring is when a sudden crush of prospects usually arrive on the scene. But this year, the upward drift in mortgage interest rates might have would-be sellers worried. After all, it’s common sense that any rise in home loan rates would put a damper on buyers’ enthusiasm.

Sometimes common sense and reality don’t go hand in hand. When we try to estimate the strength of Sebastopol’s future home sales, it could be a case in point.

That’s one way to look at the conclusions drawn by a pair of studies released last week. Both were focused on examining how rising interest rates are likely to affect future home sales. If you assume that higher mortgage rates automatically dampen home buying activity, that in itself could become a self-fulfilling prophecy. For Sebastopol homeowners currently deciding whether the prospects for future home sales are on the decline, that could be a factor in their decision about whether to list their own properties.

John Burns Real Estate Consulting examined the “common sense” idea about the dampening effect of rising mortgage interest rates—and found historical evidence that put the kibosh on it. They looked at ten separate periods since 1975 during which rates rose by 1% or more, and found little or no impact on sales if the underlying economy was strong. Apparently, the public optimism that accompanies a roaring economy offsets the effect of higher monthly mortgage payments.

Another study by market research journalist Greg McCarriston summarized a late-2017 Redfin-commissioned survey. More than 4,000 people were polled in late 2017 about their own homebuying plans. Surprisingly, only 6% of those quizzed said they would cancel their own homebuying plans if mortgage rates passed 5%. A surprising 46% said that would either have no effect on their plans—or that it would actually increase their urgency to buy since rates might rise further.

Common sense or not, if both studies prove out, the strength of recent economic news could energize this spring’s Sebastopol future home sales activity—despite a creeping rise in interest rates. That will be good news for homeowners who decide to sell, and for buyers who are planning on the traditional spring flood of new properties entering the market. Believe It—Winter Weather is Heading for Sebastopol

Officially, it may not be winter in Sebastopol yet, but the end of November is more than a signal to turn to the last page in 2017’s calendar. It’s definitely time for Sebastopol residents to secure their domiciles against the mercury drops Mother Nature will be providing sooner or later.

Even in places where a November heat wave makes it hard to focus on the inevitable onslaught of chilly weather, there are some household winter preparation tips that apply equally to all areas of the country. Here are four tips to benefit just about every Sebastopol household:

Winter Preparation
  1. Tune up the heating system. Instead of hoping that the heat pump or furnace will make it through another year on its own, a preventive tune-up will result in lower fuel bills all winter—not to mention saving you from becoming 15th in the repair line when it fails on the coldest night of the year (when else would that happen?).
  2. Check the “overhead” (that is, the roof, gutters, vents, and chimney). Clearing leaves, pine needles or anything else up there can reveal spots vulnerable to leaks—or breaks in flashing seals. Water damage is much more costly to correct than are small-area roofing fixes.
  3. Mow any remaining leaves. If your yard still has leaves, mow rather than rake them. University studies have proved that leaves cut into dime-sized pieces (which takes several passes) will settle among the grass blades, nourishing them throughout the winter.
  4. Eliminate drafts. Every winter, Sebastopol homeowners lose truly astonishing amounts of heat due to air leaks. In addition to testing windows for rattles and door jams for gaps, the Department of Energy recommends an exterior walk-around to inspect all areas where two different building materials meet. With a caulk gun handy, also check cable and phone line entrances and where dryer vents pass through walls.     

Based on a prediction for low sunspot activity, this year’s Farmers Almanac calls for a chilly winter—while NOAA concentrates on the 70% chance for a La Nina (which might bring normal precipitation except in the drier South).

In other words, Sebastopol’s winter weather outlook is anybody’s guess.

The foolproof solution is, as always, to be well prepared. In addition to anxiety relief, a side benefit of a consistently well-maintained home becomes evident when you put it up for sale—which is also when you should give us a call!

Equifax Hack Could Affect Sebastopol Mortgage Applicants

When news of the Equifax hack first broke, the credit rating giant scrambled to minimize fallout from this massive personal information breach. After an initial embarrassing misstep (they tried to have affected consumers sign off on Equifax’s liability), the company moved to ameliorate the hack by offering free ID protection to consumers.

Sebastopol homeowners and potential home buyers had reason to do more than shake their heads at yet another electronic pratfall. In one way or another, most Sebastopol real estate transactions involve creditworthiness appraisals that are managed by the three credit reporting agencies (Equifax is one). That means that among the 143 million consumers it admits could be “potentially impacted” are certainly a lot of current and future Sebastopol home buyers. The stolen information includes names, Social Security numbers, birth dates, addresses—and for hundreds of thousands, credit card numbers. Even some California driver license data figured in the Equifax hack.

Given the obvious potential for identity theft, the company’s Chairman went online to make an unprecedented offer: his firm will furnish a comprehensive package of credit file monitoring and identity theft protection to everyone. Literally.

To every consumer in the United States. For a year. For free.

With few exceptions, it was left to us to take the initiative to take them up on the offer. That factor might shrink the size of the undertaking, but even so, delivering on this scale was unlikely to be accomplished without a few hitches.

Hitch #1: when this many millions of people try to check in on any site, no system can handle it all at once. So contacting this Equifax Trusted ID Premier link results in varying lengths of delay before enrollment can be confirmed.

Hitch #2: because it is now obvious that sophisticated thieves are active in the credit reporting industry, it will be doubly necessary for Equifax to make certain that you are who you say you are. That makes multiple email confirmation back-and-forths unavoidable.

It’s a cinch that Sebastopol residents who decide to sign up for the free protection should also be extra vigilant in monitoring their financial transactions. An additional step is also possible: you can contact any one of the three credit agencies (Equifax, TransUnion, or Experian) to request that they place a 90-day “fraud alert” on your file. It’s free, and whichever agency you contact is required to notify the other two. Fraud alerts obligate any lender to contact you before they issue credit in your name. You can renew the alert as many times as you wish—and cancel at any point.

Half a Dozen Vacation Safety Tips for Sebastopol Homeowners

An overstuffed curbside mailbox, blazing porch light at noon, or a pile of newspapers out there by your front door all indicate a couple of things Sebastopol homeowners would do well to avoid. For burglars and housebreakers of all stripes, these are like lighted billboards announcing:

    • This Sebastopol homeowner is off somewhere enjoying a nice summer vacation; and
    • This afternoon and/or evening, there’s nobody home!

Every Sebastopol homeowner deserves an extended break now and then—and the July/August weather makes now the ideal time for many—but it’s also high season for break-and-enter artists (or just ‘enter’ artists, since 34% of burglars walk in through the front door). As long as we’re discussing the percentages, the common assumption that break-ins are midnight outings doesn’t hold water. Sixty-five percent of burglaries happen in broad daylight; most between 10am-3pm.

For vacation-bound locals, a few precautionary steps will do much to avoid a miserable discovery on your return home. If your home is currently listed, we think it’s a good idea to notify your agent to add a “Do Not Disturb Occupants” rider under the “For Sale” sign (whether it’s occupied or not!). In general, here are another six good vacation safety tips:

    1. Recruit some trusted neighborly help to keep an eye on the place and gather any mail and newspaper overflow. Most Sebastopolites are delighted to help—and you should offer to reciprocate.
    2. DON’T POST VACATION PIX on Facebook, Instagram, or any other social media haunt until you get back. High among leading vacation safety no-no’ s are tweets like, “Off to Maui!”
    3. Think like a thief (that is, take a few minutes to case the joint). You’ll find yourself securing little-used doors and windows that are usually unlocked.
    4. Either unplug automatic garage doors that can be triggered by remote control frequency scanner or install a deadbolt lock.

    6. Cancel deliveries. An Amazon Prime carton beside the front gate is a commonplace—but when one or more remain uncollected for more than 24 hours, it’s a virtual invitation to the unscrupulous.

Even for Sebastopol neighborhoods that are safer than most, vacation time burglaries can happen anywhere and anytime that basic vacation safety precautions aren’t observed. A few minutes of prevention should yield added peace of mind while you’re on the road as well as a pleasant return to a safely secured home.
