The Trends and Homes for Sale in Sebastopol

The current housing market in Sebastopol California is on par with overall California trends that we’ve seen over the last few years. This last week’s report showed that Sebastopol has an average or median list price of $1,049,000 (ranging from $519K to $12.9M), and an average of $577 per square foot. The slight increase that we saw in the days on market, has held steady throughout this time. At a hundred and forty days this trend is concurrent with what we’re seeing in homes with price decreases, landing a little above 50%. One promising figure is that we’ve had 0% relisted in the last few weeks. Meaning that although we are still seeing a higher than average days on the market number, homes are still selling. This may help since our inventory is little higher than average, and the rental market is on the upswing averaging about $4,400 per month.

One way or another, it’s all connected.

Last week ended with what some observers justifiably called a “shocking” development—one that could impact Sebastopol’s home buyers and sellers measurably—at least in the short run. It came with the release of the employment statistics from the Department of Labor. They weren’t good numbers. But the surprisingly weak report might be good news for some home buyers, since it could well affect affordability. As I said, it’s all connected.

“Affordability” is the index that seeks to summarize in a single number whether or not a typical family would qualify for a mortgage under current economic conditions. When a homeowner in Sebastopol is looking at the state of the market, it’s not a bad indicator for explaining why sales might be rising or falling. Even though the nation’s residential prices have been rising steadily, the Affordability Index has remained better than the historical average. You’d think that when something is more expensive, it would be less affordable—but the contradiction is explainable when mortgage interest rates are taken into account.

All across the U.S., very low mortgage interest rates have been more than compensating for higher home price tags. Interest rates near or below the 4% mark tend to make monthly home loan payments eminently affordable. That happy situation can’t last forever, of course; so it’s why anyone with stake in Sebastopol real estate has reason to watch for changes in mortgage interest rates. If you are thinking of buying a home in Sebastopol, low mortgage interest rates are a strong motivator to get going. If you are thinking of selling, legions of motivated buyers are what you’d hope for.

Adding more fuel to the fire had been the growing likelihood that those mortgage interest rates will soon begin to rise—this month, as a matter of fact. Until last Friday, the Federal Reserve governors had been unusually forthright in statements that they were likely raise lending rates at next week’s meeting. The experts didn’t disagree.

Then came Friday’s jobs report, which blew those expectations, if not into the weeds, at least onto the sidewalk. MarketWatch was typical. “Weak job numbers…have essentially taken a June rate increase off the table.” They called the chances for such a move in July “also significantly reduced.” Only hours earlier, the same site had headlined, “Investors are now ready to accept the Fed’s interest-rate hike.”

Fortune was equally firm, headlining, “Don’t expect the Fed to Raise Interest Rates This Month.” An earlier article had described financial markets that were raising bets on a June increase following release of Fed deliberations.

Does this new twist make Sebastopol real estate market more or less attractive? The poor labor report might give some pause about the U.S. economy as a whole, but our area’s continuing low mortgage interest rates certainly counterbalance those concerns. Then there is always the outside chance that the experts are, again, wrong—and the Fed will raise the Funds rate, anyway.

This is a realm in which few things are certain. One is that, as previously mentioned, it’s all connected. Second, there’s at least one sure way to take advantage of the best Sebastopol real estate market has to offer—calling us!

An Answer to When to Put Your Sebastopol Home Up for Sale

While reading a real estate magazine article about “the pros and cons of buying during the peak selling season,” we were fairly certain (as you probably would be) that, one way or another, the cons wouldn’t outweigh the pros. Sebastopol’s peak selling season is certainly prime time whenever there are homes for sale, but often there are reasons when other times of year can be opportune. 

The article came up with more pros than cons. No surprise there: we can all bank on the inevitability of that conclusion (that NOW is a good time to buy or sell) whenever we’re hearing from an industry whose business is buying and selling!  

So—how do you actually get the straight scoop on the subject? 

The answer may lie in understanding why a true best answer for when to put up homes for sale always does tend to be “now.” It’s because of a phenomenon called “The Riddle of the Ultimate Buyer.” The riddle goes like this: 

The “Ultimate Buyer” is the prospect who will ultimately wind up buying your Sebastopol house. Before you put it on the market, there is no way to accurately forecast very much about who that will be. We can set our marketing outreach to target the haunts of the most likely buyer profiles (in fact, that’s what we do), but as any experienced Sebastopol Realtor will tell you, the Ultimate Buyer could also be anyone—and their identity is often surprisingly unlike what anyone would have predicted. Frequently, their choice of which residence to buy has been shaped by equally unforeseeable motivations. 

Not only is the profile of the Ultimate Buyer unknowable, her or his schedule is equally enigmatic. The only thing we do know for certain is that your Ultimate Buyer will be looking, become interested, and make an offer while your home is up for sale. If you put off listing for a month or two, those months might have been the only ones during which that prospect was looking to buy in Sebastopol. That might have been the only time when that buyer happened to drive past your house (it would have been without my “For Sale” sign out front); might have been the only time he or she was available to take a tour; found suitable financing—any number of factors might have been in play.

The Riddle of the Ultimate Buyer is such a puzzle that we can only rely upon the one thing we know for certain: that buyer can only materialize once the home is up for sale. That’s why now is a better time to list than a month or two from now, when the person who would have been your Ultimate Buyer has already moved into another Sebastopol house. They’re someone else’s Ultimate Buyer—and they won’t be back! 

So, while there’s no pat answer to when is absolutely the best time to list a home for sale, logic says it’s more likely to be now rather than later. Especially while we’re wrapping up Seabstopol’s peak spring selling season, when there are usually a greater number of potential Ultimate Buyers actively searching, it’s a doubly good time to give us a call!
