Sonoma County Market Trends

Heidi and I share over 40 years of experience in both residential and commercial real estate. We are setting new standards by refining the art of residential brokerage with a practiced eye for identifying the unique value of a property. We are very well versed in current real estate trends and offer our clients exceptional expertise when positioning their homes in today’s market or evaluating and securing an upcoming purchase.

The first couple of months of the year 2022 has been tough for the world, just as recovery from the pandemic seemed within reach, the current war has affected everyone’s lives. It has been an intense year, but we are thrilled to present you with the update on the Spring Real Estate in Sonoma County.

Properties sold 67% higher than last month and 14% lower than the same 1st Quarter of 2021.

The volume of new listings is 43% lower than last month and 49% lower than the same 1st Quarter of 2021.

Average Days on Market is 3% lower than last month and 30% lower than the same 1st Quarter of 2021.

“March sales data continues to suggest strong buying interest and a solid housing market, as the effects of higher mortgage interest rates won’t be realized for a few more months,” said CAR Vice President and Chief Economist Jordan Levine.

Rates may stabilize, rise further, or drop back down – they can change very quickly. The market is unpredictable, that’s why it is important to consult a real estate agent for a specific analysis of the neighborhood where you’re selling or buying. An informed decision goes a long way. Call us to establish a plan to achieve your personal real estate goals.

Spring Has Sprung!

The birds are chirping, the grasses are growing, the flowers are blooming, and real estate is hopping! After such an intense and challenging year, we are thrilled to have a full calendar showing property and the fast-paced nature of Spring Real Estate in Sonoma County.

We have seen a lot of improvement in the Real Estate market. Properties sold 33% higher than last month and 21% higher than the same 1st Quarter of 2020.

There is an average 5% increase in price-per-square-foot to last month and a 28% increase in price-per-square-foot to 2020.

Rounding out the statistics, the average days on the market, because inventory is still low, is now 23% lower than last month, and 15% lower than last month, and 27% lower than 2020.

There is a lot to be said for the real estate market improving; people are gaining confidence in our economy and the local area. We are seeing statistics reminiscent of Springs past that demonstrate the positive momentum moving into the summer.

Hang in there, Sonoma County. We are looking to fully reopen soon and resume our lives to the fullest.

Happy Spring!

We are checking in Sonoma County!

Randy and I know it has been a challenging year and an incredibly troublesome fire season, but we also feel your endurance and ability to adapt and come together. We Californians have a way about us that enables adjustability and persistence in the face of adversity. Sonoma County has the incredible gift to make us all forget the hurdles with one whiff of its intoxicating sea air, a cool breeze, and warm rays from the sun.

Randy and I know the environmental challenges we face living in this incredible landscape. As a whole, we believe we are getting better at meeting the obstacles head-on. The First Responders, CalFire, and all the other vital organizations we need in crisis have done an incredible job identifying the threats, organizing the responses, and working towards a successful conclusion. The capacity to pivot in times of stress is an essential part of changing and lasting.

While we face still more challenges ahead, think of the things that are uniquely Sonoma County. The picturesque landscapes right outside your door, long walks on a sandy beach, hiking, biking, running, canoeing, and a wide variety of other outdoor activities you can enjoy well up into December and then again as early as February. The people. A wealth of people of different origins, thought processes, and beliefs. The food, the lifestyle, the culture. Stop and remember all that is good and beautiful about our community and savor the feelings they summon. These characteristics are worth pivoting for in difficult times. New threats may creep in and remind us we are not indestructible, but we are strong enough to push through, and each time we do, we will get better at it.

Circle of people icons

Remember, we will get through this time, and we will come out more knowledgeable and committed to our state and each other. Hang in there. We are with you!

Rooted in Sonoma County

Dear Sonoma County,

I have called you home for most of my life. I have learned so much from you and the people who call you home. As we look back at the past year and think of all that has happened, I cannot help but be grateful that your strength and the deep roots we have growth will be the support for a future of recovery and growth.

My family roots lie in Sonoma County. The love I have for this place began in my childhood. So much of who I am is because of the areas in and around Sebastopol. In 1890 my great-grandparents came from Italy and built the famous Union Hotel, located in the quaint village of Occidental near Bodega Bay. My family were settlers, who saw something special in Northern California. They were the first land developers in the area, so you could say real estate runs in my blood. Somehow they knew, this place would one day be the spectacular place it is now.

Every single day, I am driven by my joy in sharing the beauty of Northern California to people who have been here and those who are just arriving. The dreams and desires of this place mirror my own. Historically, Northern California was a place of hope and dreams of prosperity. It was, and still is a place where those who sow their seeds, have a desire to reap the harvest and share it with their community. That is what drives me every day, that the hard work I put into every endeavor, and the knowledge and love I have of this special place, will reap rewards that will infiltrate every corner or our community.

Best wishes to each and everyone in this holiday season!

Heidi
